The median Madison house was built in 1964. We mapped the year built of all 53,483 houses in the City Assessor's records by neighborhood, from the 1800s homes on the isthmus to subdivisions finished this decade.

What We Found

  • The median Madison house was built in 1964. 63.3% were built before 1978 and 19.9% before 1940; 19.3% were built in 2000 or later.(City of Madison)
  • The 1950s built the most. 8,786 of today's houses date from the 1950s, more than any other decade.
  • The oldest neighborhoods (100 or more houses) are Capitol Neighborhoods (1899), Tenney-Lapham (1910), Marquette (1915), Greenbush (1916), Vilas (1920).
  • The newest are High Crossing Neighborhood Association (2022), Cardinal Glenn (2021), Elderberry (2019), Birchwood-Oaks (2019), North Star (2014).
  • Two- and three-unit houses are much older than single-family homes. Median year built: 1965 for single-family, 1941 for two-unit and 1912 for three-unit buildings. 48.8% of two-unit houses predate 1940.
  • Condos are newer. The median condominium unit was built in 1995. We left condos out of the map because each unit is its own parcel.

Why the Year Matters

  • Lead paint. The EPA says a home built before 1978 is more likely to have lead-based paint, and puts the odds at 87% for homes built before 1940, 69% for 1940 to 1959 and 24% for 1960 to 1977.(EPA) Test before sanding or scraping old paint.
  • Remodeling. Older houses are where permits, wiring and old materials come up. See Madison remodel permits and our guide to older homes.
  • Your own house. The year on the City's record is a start. House history shows how to dig further, and property lookup finds the record.

How We Did This

  • Data: the City of Madison's open dataset Tax Parcels (Assessor Property Information), which carries the assessor's year built for each parcel, pulled 2026-10-10.(City of Madison) We kept residential parcels the assessor classes as single family, 2 unit or 3 unit (53,514 parcels); 31 had no year built and were dropped.
  • Neighborhoods: each parcel's point (the City's X/Y coordinate) was placed inside the City's neighborhood association boundaries, using associations classed as neighborhood associations (not condo, business or homeowner associations).(City of Madison) Some boundaries overlap, so a house can count toward two neighborhoods. 3,501 houses sit outside every association and appear only in the citywide numbers. Associations with fewer than 25 houses are not shaded.
  • One year per parcel. The data gives one year built per parcel even when there's a garage or second building, so it reflects the City's record for the main building. Additions and rebuilds don't change it unless the assessor did.
  • Census numbers differ. The Census Bureau's median for Madison, 1980, counts every housing unit, including apartments and condos, which skew newer.(Census Bureau)
  • The City does not warrant the accuracy of its data.(City data policy) Lakes are from the City's lakes and rivers layer.(City GIS)
