What We Found
- 27 of the 60 use Associated Appraisal Consultants, Inc. and 21 use Accurate Appraisal, LLC. Only City of Madison, City of Fitchburg and City of Sun Prairie have their own assessor's office on city staff.(DOR assessor list)
- 23 of 60 met the state's 10% test in 2025. The other 37 had at least one major class of property assessed more than 10% away from the state's estimate of market value.(DOR Major Class Comparison)
- The furthest from market: Town of Vermont at 59.4%, Village of Brooklyn at 59.6%, Village of Rockdale at 61.8% of full value in 2025. A low level means the town's assessments haven't kept up with the market since its last revaluation; the state warns that values not updated to the market lead to unfair taxation.(DOR)(DOR guide)
- 11 municipalities got a state notice of non-compliance for 2025, the warning the state sends after four years in a row outside the 10% range (a second notice comes after five): Village of Belleville, Village of Brooklyn, Village of Cross Plains, Village of Marshall, Village of Rockdale, Town of Blue Mounds, Town of Dane, Town of Dunn, Town of Roxbury, Town of Vermont and Town of Vienna.(DOR)
- 17 revalued for 2026, 3 of them with a full revaluation (City of Edgerton, Village of Belleville and Town of Vermont). In those towns most values moved at once this year.(DOR Open Book lookup)
All 60 Municipalities
Sort by any column. The state level is the whole municipality's assessed value against the state's estimate of its market value for 2025; 100% means right at market. "Met 10% test" means every major class of property was within 10% of market that year. Under the revaluation year, "2026" shows what the town reported to the state for this year when it wasn't a revaluation.

2025 Interim market update 2026: maintenance year(town) |
Walk-in, no appointment(town) |
A blank cell means we couldn't find it on an official page. Revaluation years and Open Book formats marked "town" come from the municipality's own site; the rest come from what the municipality reported to the state. The CSV lists every source and quote, and the gaps.
What a Revaluation Year Means
Sources for this section: DOR Guide for Property Owners, 2026, DOR Property Assessment Process Guide for Municipal Officials, 2026
Wisconsin law wants every assessment at market value as of January 1, but it accepts that no town can do that every year. The rule is that a municipality must assess every major class of property within 10% of full value in the same year at least once in every five-year period (sec. 70.05(5)(b), Wis. Stats.).
So most towns work in a cycle. In maintenance years the assessor only adds new construction, demolitions and other changes, and values stay roughly where they were while sale prices move. Then the town revalues and every property gets a new value at once. That's why a notice can jump in a revaluation year after several flat ones.
The state names three kinds of revaluation:
- Full revaluation: the assessor inspects inside and out, measures and lists every building, and takes photos. The state recommends one when records are out of date or a full revaluation hasn't been done in 10 years.
- Exterior revaluation: every building is inspected from outside, for when the records are mostly right.
- Interim market update: values are brought up to the market using the records already on file, with inspections only where something changed.
A revaluation doesn't raise the town's total tax. Taxes are set by the levy, the money each taxing body needs. If every value doubles and the levy stays the same, the rate is cut in half. What changes is who pays which share: homes that were assessed low against the market pay more afterward, and homes that were assessed high pay less.
When a town stays outside the 10% range, the state steps in: a first notice of non-compliance after four years in a row, a second after five, and an order for a state-supervised assessment after six. Before an assessor starts a revaluation, the town must post a notice on its website saying a revaluation will happen and roughly when.
What this means for you: in a revaluation year, compare your new value with recent sales of similar homes, not with last year's number. Our free assessment check does that.
Madison Is Different
The City of Madison has its own Assessor's Office on city staff, and it values all property every year at 100% of market value as of January 1, so Madison doesn't have the flat-then-jump cycle.(City of Madison) The state measured Madison's 2025 assessment level at 97.4%.(DOR)
Madison also adds a step to an appeal. After Open Book, objections go first to a Board of Assessors, which reviews the property individually; its 2026 meetings began in June.(City Assessor) If you disagree with its decision, you have 15 days to give written notice that you're taking it to the Board of Review.(DOR guide) The steps and 2026 dates are in how to appeal: Madison is different.
How We Built This
- Assessors and phone numbers come from the Department of Revenue's list of municipal assessors (March 2026). Where the state lists a person, we show the office or firm the municipality names on its own site. The three city offices are marked as city staff because each city's site says so.
- Assessment levels and the 10% test come from the state's Final Major Class Comparison for 2025 (dated February 9, 2026). Edgerton's is in the Rock County report and Brooklyn's in the Green County report, where the state files them.(DOR, Rock County)(DOR, Green County)
- Revaluation years come from each year's assessment type as the municipality reported it to the state (2025 to 2026), or from the municipality's own site when it states the year. Where the two name different kinds of revaluation for the same year, we show the state's.
- Open Book formats come from each municipality's own notice or assessor page. State law lets the assessor attend in person, by phone or by video, and asks the assessor to accommodate requests to meet in person.(DOR guide)
- Every row and source is in the CSV. What we couldn't find is left blank, not guessed.
For the whole parcel record in any Dane County town, use AccessDane, the county's property site: it covers owner, value, tax history and maps for all of Dane County.(Village of Waunakee) For the appeal steps, see how to appeal your assessment. To see whether your own value is out of line, start with the free assessment check.
Questions
Does Dane County Have a County Assessor?
No. No Wisconsin county has a county assessor. Each city, village and town hires its own, usually a private firm under contract, and that assessor sets the value on your notice. Dane County's own office is the Treasurer, which collects taxes but doesn't set values.
Who Assesses My House?
Whoever your city, village or town hires. Pick your municipality above to see the firm or office, its phone number and where to look up your value. The name on your assessment notice is the one to call.
Why Did My Assessment Jump This Year?
Most often because your town revalued. In the years between revaluations, assessments mostly stay put while sale prices move, so a revaluation catches several years of market change at once. A bigger number doesn't by itself mean a bigger tax bill: the rate drops when every value rises.
What Does the Assessment Level Mean?
It's the state's measure of how close a town's assessments are, overall, to market value: total assessed value divided by the state's estimate of full value. 2025 levels in Dane County ran from 59.4% to 109.8%. It's also the ratio printed on your tax bill.
